What is a Home Inspection?
It’s a thorough examination of the physical elements and important systems in your home. The inspection’s main purpose is to find problems that should be addressed and may impact the sale of a home.
Why do I need a Home Inspection?
If you’re buying a home, you obviously want to know what you’re putting your money towards. A home purchase is a huge investment. At the very least, you want to know what repairs and maintenance your home needs. At worst, you want to know about issues that might be too much of a financial burden to overcome.
What does a Home Inspection include?
CRM will inspect the major structures and systems in your house, such as your heating, cooling, plumbing, electrical systems, and more.
Do I need to be there during the inspection?
You are not required to be there, but we do recommend it as it is a valuable learning tool for home buyers.
How long will the inspection take?
Each inspection will vary, but we expect inspection to take 2-4 hours. For most homes, 3 hours is standard.
Does a newly constructed home need an inspection?
Yes, even if a home is recently built, there may be issues that need to be corrected.
Why can’t I do the inspection myself?
You can’t match the expertise of a licensed, certified, and trained home inspector. The last thing we want is for you to overlook something a certified home inspector won’t miss.
What if the inspection uncovers problems?
We will detail all problems and concerns in your report. It’s up to you then to talk to the seller about these issues, how they willbe addressed, and how they will impact your sale (lower price, etc.).
Will you fix problems you find during the inspection?
No, we do not handle repairs. In fact, the American Society of Home Inspectors does not allow us to do repair work on homes we inspect.
